Installing a drain tile system is one of the most effective ways to protect a foundation and manage groundwater around a property. Often hidden from view, this network of perforated pipe and gravel works tirelessly to intercept water before it reaches basement walls or building footings. Understanding how to do drain tile correctly is essential for any serious DIYer or contractor tackling a wet basement or landscape drainage issue.
Understanding Drain Tile Systems
Before diving into the installation steps, it is important to clarify what drain tile actually is and how it functions. Despite the name, modern systems rarely use actual clay tile; instead, they utilize perforated PVC or corrugated plastic pipe surrounded by gravel. The gravel provides void space for water to enter, while the pipe carries it safely away to a designated discharge point, such as a storm drain or dry well.
There are two primary types of exterior drain tile: footing drains and perimeter drains. A footing drain is placed directly below the footing of a structure, surrounding the entire foundation footprint. A perimeter drain is installed alongside the foundation wall, usually just below the ground level. Both systems serve the same core purpose: to prevent hydrostatic pressure from building up against the foundation and forcing water through cracks.

Planning and Preparation
Site Assessment
Effective drainage begins with a thorough assessment of the property. You must observe how water flows during a heavy rain, noting the spots where pooling occurs and the direction of the natural slope. The goal is to identify the lowest point where the collected water can be expelled safely without causing issues for neighbors or eroding soil.
Permits and Utilities
Contact your local municipality to determine if a permit is required and to review any specific regulations regarding drainage discharge. Furthermore, calling 811 (or your local utility locating service) is non-negotiable. Digging blindly near a foundation can damage gas, electric, or water lines, leading to dangerous situations and costly repairs.
Excavation and Trenching
Once the path is cleared, the physical work begins with excavation. For an exterior footing drain, you will need to dig a trench down to the base of the footing. The trench should be wide enough to work comfortably—usually about 12 to 18 inches—and deep enough to place the pipe at least 6 inches below the footing.

For landscape perimeter drains, the trench runs along the exterior of the wall. While depth varies based on frost lines and soil conditions, a general rule is to have the trench bottom sit 6 to 12 inches below the undisturbed soil. It is crucial to maintain a consistent slope, typically 1% or 1/8 inch per foot, to ensure water flows by gravity rather than pooling in the trench.
Laying the Pipe and Gravel
With the trench prepared, you can install the filter fabric, which is a critical layer of protection. This fabric wraps the gravel like a sock, preventing silt and clay from clogging the perforations over time. Without it, the system will clog rapidly and become ineffective.
- Place a 2 to 3-inch layer of washed drain rock at the bottom of the trench.
- Position the perforated pipe on top of the rock with the holes facing down.
- Wrap the pipe and the surrounding rock entirely with the filter fabric.
- Cover the fabric with additional gravel, creating a “sausage” appearance.
This gravel surround ensures that water entering the pipe does not create a channel that collapses, and it provides ample surface area for the soil to filter the water.

Connecting and Discharging
The final steps involve ensuring the system can transport water to a safe location. If you are tying into a municipal storm system, connect the pipe according to local codes, often using a cleanout adapter for future maintenance. For lot drainage, the pipe usually exits the trench and is buried slightly downhill, terminating in a splash block or dry well to prevent erosion.
It is vital to install a cleanout access point at the junction where the drain pipe meets any vertical discharge line. Without a cleanout, a clog in the system is nearly impossible to clear, rendering the entire installation useless. A simple T-shaped fitting with a threaded cap allows for a snake or high-pressure water jet to clear debris years down the line.
Backfilling and Restoration
Once the system is tested and flowing correctly, the trench must be backfilled. Fill the trench with the excavated subsoil first, as this material is easier to compact. Place layers of soil and compact them with a plate compactor every 12 inches or so. Proper compaction prevents the trench from settling and creating a low spot that collects water in the future.
Finish the exterior by regrading the soil so that it slopes away from the foundation. This final grade ensures that surface water runs toward the drain tile rather than toward the house. Re-seed or sod the area, and the property is now equipped to handle years of rainfall without threatening the structural integrity of the building.
