It was a very nice house. The only way you could tell it was a modular was by the seamed roof eaves visible in the attic. I would imagine most of your experience would be based on the performance of your contractor.

Tumbleweed Tiny Houses is one of the more recognized builders. While their finished models go for around $60K, you can get a 'Barn Raiser'. Just the fact that you want to buy land but build a tiny home, which is far more complicated than building a small home, already shows your naivety.
Imo if you have to ask any of these questions, you are in no way prepared to take this on.
