Unlike timber, stone is not susceptible to rot, but its very density and porosity mean it behaves differently when moisture is present. The key to understanding this relationship lies not in the stone itself, but in the construction methods, the quality of the mortar, and the external environmental conditions.

The Nature of Stone and Moisture

To address the core question, you must first understand the material. Natural stone, such as granite, limestone, and sandstone, is highly porous. Think of it like a sponge, albeit a much harder and less obvious one. This porosity allows it to absorb significant amounts of water from driving rain, ground moisture, and even atmospheric humidity. While this might sound like a disadvantage, it is actually a beneficial property in certain contexts. Stone can act as a reservoir, absorbing moisture during wet periods and then slowly releasing it as the air dries. This natural breathability helps to regulate the internal environment, but it is a double-edged sword if the moisture has no path to escape.

How Dampness Actually Enters a Stone Structure

The most common ways dampness infiltrates a stone house are not through the walls themselves acting like a sponge, but through failures in the building envelope. The primary culprits are usually the roof and the foundations. A leak in the roof tiling, slating, or flashing will saturate the internal walls, leading to damp patches that can travel downwards. Similarly, a defective damp proof course (DPC) or poor ground-level detailing allows rising damp to wick up through the base of the walls. This is not a failure of the stone but a lack of adequate air circulation. Modern living, with its focus on energy efficiency, often means homes are more sealed than ever, making mechanical ventilation or ensuring trickle vents are effective crucial.

Heating plays a vital role in managing moisture in stone houses. A stone wall requires a certain amount of ambient heat to prevent its internal temperature from dropping below the dew point, the temperature at which condensation forms. In a cold, unheated stone house, moisture from the air will condense directly into the fabric of the building, leading to persistent dampness and a cycle of evaporation and re-absorption. Consistent, moderate heating, combined with ventilation to remove excess moisture at the source (like in the bathroom and kitchen), helps to keep the wall’s internal temperature above the dew point, preventing condensation from occurring within the structure itself.

Protecting a stone house from damp is a proactive process centered on maintenance and understanding. Regular inspections of the roof, gutters, and external pointing are the first lines of defense. Using extractor fans, opening windows regularly, and avoiding drying clothes on radiators all help to keep indoor air moisture at bay.
