If you have any doubts as to the amenities included at the property, you should confirm these with us prior to booking.<br><br><strong>PAYMENTS &amp; REFUNDS:</strong> All amounts payable by you for your reservation will be detailed on our invoice. It is your responsibility to pay us on time. We reserve the right to cancel the reservation if you do not pay us the stated amount(s) on time. For the avoidance of doubt, due dates for payments stated on our invoice are for the receipt of cleared funds in GBP into our account. All payments &amp; refunds shall be via BACS or international wire transfer. Any commissions or charges for international wire transfers are payable by you. International currency refunds shall be calculated based on prevailing exchange rates using GBP as the base currency.<br><br><strong>SECURITY DEPOSIT:</strong> A security deposit equal to the amount detailed on our invoice is payable by you on the date stated. This is required to cover any breakages or damages to the property and/or any excess cleaning or refuse removal after departure. In the event of any breakages or damages to the property and any excess cleaning or refuse removal after departure being more than the security deposit received, then an additional invoice will be raised, and you will be held liable for this invoice. The security deposit will be returned to you no later than 21 days after the departure date detailed on our invoice minus any deductions for issues as noted above. All payments and refunds will be via BACS or international wire transfer. International currency refunds shall be calculated based on prevailing exchange rates using GBP as the base currency. International wire charges shall be chargeable to you.<br><br><strong>CANCELLATION BY YOU:</strong> In the event of cancellation by you, notice of cancellation must be sent by email to enquiries@latitude55.co.uk Cancellation terms for your reservation will be detailed on our invoice or in prior written communication. Cancellation or early departure advised after the check-in date detailed on our invoice shall not be refunded. Any refund payable by us will be returned to you within 21 days of receipt of your cancellation notice. International currency refunds shall be calculated based on prevailing exchange rates using GBP as the base currency. International wire charges shall be chargeable to you. You shall have no claim against us in the event you cancel the booking.<br><br><strong>CANCELLATION BY US:</strong> We reserve the right, under circumstances beyond our control (e.g. fire damage/flood/interruption of utilities), to transfer your reservation to a property of a similar standard and location. Should it not be possible to offer a suitable alternate, or if you do not agree to transfer your reservation, we reserve the right to cancel your reservation and either, (a) refund all payments received from you if we cancel prior to the check-in date detailed on our invoice, or, (b) refund pro-rata for unused nights if we cancel after the check-in date detailed on our invoice. You shall have no further claim against us.<br><br><strong>NO TENANCY:</strong> You agree that you are permitted to occupy the property on a short-term let basis only, and no periodic tenancy shall be deemed to arise out of this arrangement.<br><br><strong>ARRIVAL AND DEPARTURE:</strong> You may check-in at or after 1600 on the arrival date detailed on our invoice. You must check-out no later than 1000 on the departure date detailed on our invoice.<br><br><strong>GROUP SIZE</strong>: You must advise us of any changes in the group size advised at time of booking. It is a strict legal requirement of our rental licence that the number of guests is accurately stated in your reservation. It is also the headcount we will communicate to the blue-light services in the event of fire or other emergency requiring evacuation of, or rescue from, the property and is used by our housekeeping contractors to set-up your stay.&nbsp;Intentional misrepresentation of your group size&nbsp;may lead to the cancellation of your reservation or ongoing stay without refund.&nbsp;<br><br><strong>SUBLETTING:</strong> Subletting by you on any basis, paid or unpaid, is not allowed and will result in the immediate termination of this contract without refund.<br><br><strong>ACCURACY:</strong> The description of the property and images were correct at the time of its original listing on Airbnb. During the course of normal operations, we reserve the right to alter, replace, or update any items of furniture, appliances, decoration, and any services, as reasonably required to maintain standards and guest amenity. In the event of any changes that significantly alter the advertised character, amenities, services, features or sleeping provision of the property, we will communicate these to you in writing at the earliest practical opportunity and make best efforts to update the listing in a timely manner. Images of popular visitor attractions and locations in St Andrews contained within the listing do not imply the property is located next-to, near-to, or has views of any of the sites.<br><br><strong>ON-SITE GUIDANCE AND CONDITIONS:</strong> We require you to follow all printed on-site guidance and conditions for the duration of your stay, e.g., smoking policy, use of parking barriers, use of external bins.<br><br><strong>THIRD PARTY SERVICES &amp; BEST EFFORT BASIS:</strong> We are a professional host committed to ensuring all guests have an enjoyable and trouble-free stay. However, it is inevitable that from time-to-time things may go wrong. We will do our utmost to rectify any reported problems that occur with the property in a timely manner during your stay.
