SIDEWALK REPLACEMENT is underway on the common areas in Cypress Place, White Oak Crossing, Mill Quarter and Turtle Rock. Please avoid the areas that have been excavated and when the new concrete has been poured. Several sections have been vandalized (by children?) who have used metal objects to etch their name or initials in the concrete as well as dog paw prints! The caution tape that is placed around the areas is being torn down. This tape is up to keep people from walking through the area and until the soil along the new section is restored this is still in process. Please avoid these areas.

Please follow the below steps to make your payment:
1. Click on the yellow \"Pay Your Assessment Account\" tab above to be automatically directed to the GPOA payment page.
2. Select the \"GPOA Assessment Amount\" option.
3. Enter the amount you are paying and click the plus sign.
4. Enter your GPOA account number and GPOA property address.
5. As an added security measure you will be asked to enter an email or cell phone number to receive a verification code before proceeding.
6. After inputing and verifying your information, a success box will pop up - then you must click on the blue \"submit\" button.
Please note GPOA does not charge a fee to pay with a credit/debit card. To protect your card number, we do not store it or keep it on file, nor do we initiate auto or recurring payments, bank drafts, etc.

The regular assessment for 2026 is $372 per year, billed $186 in January and $186 in July. This was approved by the members at the Annual Meeting held in September 2024. The regular assessment remains the same for 2025, 2026 and 2027. The invoice for the first half of 2026 was mailed on January 1, 2026. Please note owners on the private streets of Cedar Mill Square, Mill Stream Way and Mabry Mill Place also have a street assessment of $192 annual/$96 semi-annual as the city does not maintain these streets.

The Board of Directors/Open Forum meetings for Greenbrier Property Owners Association members (owners and tenants) are held on the third Thursday of each month at 7:00pm in the GPOA office conference room at 1021 Eden Way North, Suite 132 - Chesapeake, VA 23320. If you would like to see what's going on in our community or present topics of concern/interest then we encourage you to attend. This is YOUR community and we would like to make it the best community possible, which means, in part, hearing from you!

Property owners can access their GPOA account 24/7 by signing up for the owners portal. This will allow you to see your assessment acccount balance and make changes to your telephone number or email address. You can also pay your account from the portal. To sign up please contact the office.

Resale Certificates - Are you selling your home?
The Code of Virginia requires sellers to provide to the buyer of their property a current Resale Certificate. The association completes a resale certificate form that was developed by the common interest community board. There are 30 items on the form and all supporting documentation is included in the certificate. Some of the items in the certificate are the Articles of Incorporation, Covenants and Restrictions, Bylaws, Rules and Regulations, Insurance Policy, Meeting minutes, Resolutions, Budget, Reserve Study, and 20 + more items.
To order a resale certificate for your property, contact the GPOA office at 757-547-9229. The cost of the resale certificate is $175.00 and is to be paid by the seller when it is ordered. There is a post closing charge of $70.00 paid by the buyer at closing. The certificate is prepared by the GPOA office staff and contains all the documents and disclosures required by law.

Did You Know?
Any GPOA member in good standing can stop by the office anytime during business hours and review the financial records of the Association. All budgets, expenditures, records, contracts, meeting minutes, tax records, etc. are available for review by any member in good standing. Good standing = assessment account is current. There are a few exceptions such as employee personal info, pending law suits or other items mandated by the Commonwealth of Virginia in the Virginia Property Owners Association Act.
- All Board members and committee members are volunteers. They receive -0- compensation for the time and effort they give the Association. They pay the same annual assessment that all other members do.
- There are two people who receive compensation - the two employees of the Association. They are the Association Manager and the Administrative Assistant. GPOA does not provide health, dental, retirement, disability or other similar benefits.
- The Certified Public Accountant conducts an audit of the financial records and accounting procedures of the Association. A report of the findings is available for members to review at any time.
- The Board of Directors are elected individually by the members for a three year term. The Board Directors vote in a President, Vice President, Secretary and Treasurer from amongst them for a one year term.
- A copy of the operating budget is available for members. Just call or email the office and we will provide it to you. All members are encouraged to attend the meetings or call or stop by the GPOA office with any questions you may have about the Association.
