Minutes of Meeting of the Board of Directors
February 20, 2019
Board Members Present: Bob Souza, Ed Lochner, Melissa Rice, Karen Schweitzer(absent), Bruno Bucco,(Absent), Nelson Pole and John O’Connor (Quorum achieved). Fifty (50) property owners were in attendance.
The meeting was called to order by Association President, Bob Souza at 7 PM. A minute of silence was observed, and the pledge of allegiance was performed by attendees. First time attendees were recognized.
Leslie Hanlon, sitting in for Secretary, read the minutes of the January 16, 2019 Board of Directors meeting. The motion was made to approve the minutes as presented, seconded and accepted.
Bob Souza, President told us that there would be a Certification Seminar on March 20, 2019. Vote taken and passed to hold seminar in our club house.
Violations committee appointed: Wayne, Diane, Debra and Marty.
Roof repairs and replacement cost $140,950, included damage from past hurricanes. There remains $6,100 unpaid to date. The repairs have a warranty of 20 years. (Does not cover hail and things from the sky.) Pitch raised so water can get to down spouts.
Discussion of Dollar General.
Discussion of Budget Report.
Discussion of 8041 Homestead, association due $21,000. Some may receive subpoena to appear at court. Court dates 3/25-26.
The Secretary, Karen Schweitzer is validating records, owners, key fobs, annual up-dates for tenants; if rented. Please notify association for sales and rentals.
Ed Lochner, Vice President, reported 4 -2nd violation notices outstanding. .
Melissa Rice, Treasurer, Held up 2017 Audit Report fpr all to see. Extended invitation for those who wish to go over it, call and make an appointment with her.. 2018 Audit beginning that week. Will be a full audit.
Only $24,000 outstanding in current assessments. Will not be charging interest for those that get them in before the end of February. Financial reports read and vote taken to accept.
Bruno Bucco, Clubhouse Director Flea Market tables will be set up on Thursday and vendors to set up Friday between 8-2. Clubhous doors will be locked till Saturday morning.
Discussion of Handicapped Parking.
Nelson Pole, Entertainment Director, advised board that there would be an open snack bar at Flea Market beginning with breakfast sandwiches.
Fashion Show on March 23rd.
April there will be a dinner dance on Easter eve.
