How long does a timber retaining wall last in Atlanta?

A treated timber retaining wall typically lasts about fifteen to twenty years before rot and soil pressure overcome it, and often less on a wet, shaded, or poorly drained Buckhead slope. Moisture is the wood's enemy, and Georgia clay holds water against the wall for days after rain. By comparison, an engineered concrete or block wall built correctly lasts fifty to a hundred years, which is why replacement rather than repair is usually the better long-term decision.

Can a rotting timber retaining wall be repaired instead of replaced?

Usually not in a way that lasts. The rot that shows on the surface boards has often already reached the headers and deadmen buried inside the wall, the members that anchor it into the slope, and replacing a few face boards does nothing for those.
