Located on the north and south banks of the River Avon between Churchill Bridge and Green Park, the Bath Quays regeneration is creating premium, modern office space in Bath. The empty space left by the closure of a major store in Bath will now be turned into a new city quarter with more than 450 homes. The former Homebase site forms part of the Sydenham Park allocation under Bath and North East Somerset Council's local plan.

In their report going before the council's planning committee on May 7, the council's planning officers said: "The vision for the Sydenham Park (SB7) allocation is to create a new city quarter, that responds to the residential development at [Bath Western. BATH could soon see the development of a "new city quarter" featuring more than 450 homes, located just across the river from Green Park Station. The proposal to construct these homes on the 4.45 acre site, previously occupied by Homebase, is set to be reviewed by the Bath and North East Somerset Council's planning committee on May 7.

Developer HUB wants to build 454 homes on the site. Planning application documents said the 'Pines Way' development would create "new greened spaces for local people and much needed housing for a growing younger population in a city suffering with a decreasing supply." Councillor Richard Samuel, Deputy Leader and cabinet member for Economic Development and Resources, said: "The Milsom Quarter Masterplan is an ambitious vision for the next chapter for this part of our city centre to ensure it has a positive future. Ambitious plans to regenerate Milsom Quarter in Bath including a new home for the Fashion Museum have taken another step forward after being awarded more than £2.4m in new funding. The Milsom Quarter Masterplan will revitalise the north of Bath city centre by attracting creative industries, providing 180 new homes and transforming the area into a nationally renowned fashion destination.
