Why Seal Pavers in Florida?
Florida's climate is uniquely harsh on paver installations. The combination of intense year-round UV radiation, frequent heavy rainfall, salt-laden coastal humidity (in waterfront areas like Apollo Beach), high foot-traffic outdoor living, chlorine splash on pool decks, and aggressive organic growth (algae, lichen, moss) means unsealed pavers can degrade visibly within 12–24 months. Sealing addresses each of these issues simultaneously and is the single most important post-installation step for protecting a paver investment.
Specifically, sealing provides five benefits: UV color fading prevention (Florida UV intensity fades unsealed paver colors 2–3x faster than northern states); stain resistance against oil, leaf tannins, rust from irrigation overspray, and chlorine; weed and ant inhibition in paver joints when combined with polymeric sand; efflorescence control by reducing moisture absorption that brings mineral deposits to the surface; and enhanced appearance in the case of film-forming sealers that visibly deepen color and add a wet-look finish. The economics favor sealing: $1.50–$3.00 per sqft for cleaning and sealing every 2–4 years vs. $8–$15 per sqft for replacement of severely degraded pavers.
Penetrating vs. Film-Forming Sealers
Paver sealers fall into two fundamentally different categories that produce different appearances, durability profiles, and maintenance cycles.

Penetrating sealers (silane/siloxane-based) chemically bond inside the paver pore structure without leaving a visible surface film. They protect from within and don't change appearance — water still absorbs slightly, just much more slowly. Film-forming sealers (acrylic-based) create a visible protective layer on top of the paver and deepen the color underneath. Both have their place. Penetrating sealers are typically chosen for driveways and walkways where natural appearance matters and traffic is heavy. Film-forming sealers are typically chosen for pool decks and patios where the wet-look enhanced appearance is the goal.
The Clean-Sand-Seal Process
Proper paver sealing is a three-step process. Skipping any step compromises the result, and the most common DIY failure is skipping or shortcutting one of the three.
Step 1: Pressure cleaning. All paver surfaces are pressure cleaned at 1,500–2,500 PSI with appropriate pre-treatment chemistry to remove organic growth (algae, mildew, lichen), embedded staining, efflorescence, and old sealer residue if any. Pavers must be visibly clean and free of all surface contamination before sand or sealer goes on. Step 2: Polymeric sand replacement. Old joint sand is removed (typically by pressure washer during step 1) and replaced with new polymeric sand swept into the joints and activated with a fine water mist. Polymeric sand contains binding polymers that harden when activated, creating a weed-resistant, ant-proof, washout-resistant joint material that lasts 3–5 years. Step 3: Sealer application. After 24–48 hours of complete drying time (the pavers and the polymeric sand both need to be bone-dry), the chosen sealer is applied by sprayer or roller in even coverage. The number of coats depends on sealer type: penetrating sealers typically need a single saturated coat; film-forming sealers may need two thin coats applied 1–2 hours apart. How to Tell Your Pavers Need Resealing
Sealer wear is gradual, but several visual indicators tell you when it's time for fresh sealer. The simplest test is the water bead test: pour a cup of water on the paver surface. On freshly sealed pavers, the water beads up and rolls off. On pavers that need resealing, the water immediately absorbs into the surface and darkens the paver. This is the most reliable single test for penetrating sealer wear.
Other indicators: Film-forming sealer indicators include uneven sheen across the deck (worn in traffic paths, intact in low-traffic areas), visible dulling of the wet-look finish, and yellowing or hazing of the sealer coating. Joint deterioration indicators include weed growth in paver joints, sand washout in heavy-rain areas, and visible ant tunneling from joints — all signs that polymeric sand has degraded and needs replacement. Color fading compared to shaded or covered paver areas (under planters or pool furniture) is another indicator that UV has begun affecting the pavers themselves, meaning sealer protection has been compromised for some time. Re-emergence of staining from leaves, irrigation, or pool chemicals on previously sealed pavers indicates the sealer film or penetrating protection has worn through. Any one of these is reason to schedule resealing in the next 2–3 months; multiple indicators mean it's overdue.
Common Paver Sealing Mistakes
Paver sealing has a long list of ways to go wrong, and most of the calls we get from homeowners about "white haze" or "patchy sealer" trace back to a handful of common mistakes. The most frequent is sealing over dirty pavers — a homeowner skips professional cleaning and applies sealer directly over surface contamination. The result is permanently sealed-in stains that require expensive strip-and-redo work to fix. Sealing over damp pavers is almost as common. Moisture trapped under sealer creates a white milky haze that's nearly impossible to remove without stripping the sealer entirely.
Other mistakes: Applying sealer too thick — film-forming sealers should be applied in two thin coats, not one heavy coat. Heavy applications produce uneven curing, surface tackiness, and white haze. Sealing in wrong conditions — direct sunlight on a 90°F+ day causes acrylic sealers to flash-cure on the surface before they can penetrate or level. High humidity (above 70%) during application causes hazing. The ideal window is morning hours on a partly cloudy day with humidity below 70%. Using the wrong sealer for the paver material — concrete pavers tolerate most sealers; travertine and natural stone require pH-specific gentler sealers (acrylic film formers may not bond properly to dense stone). Sealing too soon after installation — new pavers need 60–90 days to cure and let efflorescence work to the surface. Sealing earlier traps efflorescence under the sealer, creating permanent white cloudy patches. The lesson across all of these: paver sealing is a chemistry-and-conditions job, not a labor-and-effort job.
